Soft wash vs. pressure wash.

Most "power washing" jobs on a home aren't actually pressure washing — high-PSI water will eat siding, paint, and wood. Soft wash uses low pressure and a cleaning solution that kills the mildew and algae, then rinses clean. Here's how we pick which tool goes on which surface.

Low pressure + solution

Soft Wash

For anything that can be damaged by water pressure — siding, paint, wood, and roofs. The chemistry does the cleaning; the water just rinses.

  • Vinyl, wood, and painted siding
  • Decks & fences (where finish is preserved)
  • Window frames & trim
  • Outdoor furniture
  • Mold, mildew, algae, organic stains
High pressure, no solution

Pressure Wash

For hard, non-porous surfaces that can take real PSI — concrete, brick, and stone. Strips embedded dirt, tire marks, rust, and oil.

  • Concrete driveways & walkways
  • Brick & stone patios
  • Pavers (adjusted pressure)
  • Retaining walls
  • Oil stains, tire marks, efflorescence

Four steps. No surprises.

From first call to finished wash — here's how B&L runs every power washing job.

01

Call or text

Tell us what you want cleaned. Brian picks up and asks a few questions about the surfaces and access.

02

On-site quote

We walk the property, look at siding type, deck condition, and drainage, then quote in plain language.

03

Prep & wash

Plants pre-rinsed, fixtures covered. Soft wash or pressure wash matched to each surface — no one-size-fits-all.

04

Walk-through

We rinse everything down and walk it with you. Anything missed, we come back. That's the rule.

Common questions, straight answers.

Is power washing safe for siding and decks?

Yes — when you use the right tool. We soft wash vinyl, wood, and painted siding at low pressure with cleaning solution, so nothing gets gouged, stripped, or driven behind the boards. Decks get a lower-pressure clean sized to the wood. We don't blast siding with a pressure washer — that's how paint jobs and wood get ruined.

What chemicals do you use, and are they safe for plants and pets?

We use industry-standard sodium hypochlorite (diluted bleach) for soft washing organic growth — mold, mildew, algae — plus a surfactant. Before we start we pre-rinse plants, cover what needs covering, and rinse everything back down at the end. Used correctly it breaks down fast and doesn't harm plants or pets. If you have sensitive landscaping or pollinators, tell us up front and we'll plan around it.

How often should I have my house or deck power washed?

Most homes in Connecticut benefit from a soft wash every 1–2 years — north-facing walls and shaded sides pick up mildew fastest. Decks and patios usually want an annual clean, ideally in spring before you open them up for the season. Driveways and walkways can go longer — every 2–3 years unless you have heavy oil staining or overhanging trees.
